1.The location
The investment is located in Bulgaria in the city of Ruse. The country 
is a EU member since 2007. Ruse is a key commercial port on the Danube river and allows easy and cheap transport of goods by boat to the heart of Europe.
2.The land.
Most Forestry Investments work on a structure Land Lease contract,
however this Paulownia Investment is one of the few in the business that sell the land itself as FREEHOLD. This gives more security to the Investor with the benefit of potential land value increases being considered for asset appreciation
3.The trees.
The trees planted are Paulownia Tomentosa. They grow very well in the
Bulgarian climate. The plantation management company work with forecast data - expected growth, speed of growth and volume of harvested timber from a tree. The Paulownia tree species was imported into Bulgaria about 20 years ago. Similar trees planted 10 - 15 years ago are really huge. A tree like that has more than 2.5 - 3 cubic meters of timber and they have been planted as decorative trees. The forecasts are to get 1 cubic meter raw timber from a tree. Past performance from a similar Paulownia plantation (8 years of age) harvest exceeded 1 cubic meter per tree.
4.The timber and its applications

*It is a hard wood - like oak and walnut. It is ideal for furniture
manufacturers.
*It has better insulation qualities than any other wood and it does not
rot. That makes it ideal for wooden house manufacturers and parquet floor manufacturers.
*It grows tall and straight and is ideal for straight beams for building
*because of the size of its leaves the tree produces several times more oxygen than most plants and absorbs more carbon-dioxide.
5.Planting and growing the plantation
Tree planting takes place in early spring before the leaves come out. By
the end of the first year most of the trees reach 2.5 - 3 meters high. But what is most important is the roots to go as deep as possible. The deeper the roots get - the faster the tree grows.
Pruning trees from the bottom in the beginning of the second year and by the end of it they are nearly as high again as the rest that have not been cut. And it is because the roots are as deep as the rest. The first year is extremely important to water the plants everyday - in summer twice a day!
Pruning is very important to get high and straight trees. From the 
fourth year the trees need only to get thicker.
6.Security of plantations
Surrounding the plantations with fences and provide a land guard. The 
ground between the trees is regularly cleared from grass to prevent fire
7.Company registration
There are two lawyers that deal with the company registrations and 
prepare all necessary paperwork.
*Registration in Bulgaria: The lawyer fills in all necessary application papers for the company registration. As these forms go directly into 
the Bulgarian company registrar they need to be completed in Bulgarian. 
A translator translates them all to the client before he signs them. Then they are deposited with the registrar. A bank account is opened forthe new company and all payments the client needs to complete will go 
through it.
*Registration when the client does not come to Bulgaria: The lawyer
fills in all necessary application papers for the company registration. All forms are emailed to the client and he has to print them out and go to the nearest Bulgarian embassy in the investors Country of Residence and sign them there. All expenses at the embassy are chargeable to the investor.
Then the investor sends the forms to the Plantation Management team by
mail. Once the forms arrive the Bulgarian lawyers they are deposited with the registrar and the company account is opened. In this case there are additional Power of attorneys to let the management company represent the investor before the registrar and deposit the papers on the investors behalf and register the company bank account.
8.Land title
Once the company is registered and the money is paid the land title is
transferred to the investors new company. This is done with a local Notary. The title deed is written by the notary and both the seller and the buyer need to sign it in front of the notary. The notary signs it as well and then he deposits it in court where the title is transferred to the buyer. It takes from 2 days to 2 weeks sometimes. If the client (as the owner of the company) cannot be present he can be represented using power of attorney to buy his land on his behalf and transfer the title to the newly formed company.
9.Payment options
Option 1 - The whole amount is paid by the client when he signs the
contracts and the papers for the company. When paying in this way the seller will allow a discretionary discount on investment. Details available by request.
Option 2 - With deposit and installments - 30 % deposit is paid at 
signing the contract. The rest is divided into 35 equal monthly 
installments due the 1st of every month. The legal transfer of the titlewill be done after the last installment is paid! Many investors prefer 
this option because they do not pay all the money at once. The investor
can sign the contract and get things started without visiting Bulgaria at the start, Investors can plan their visit to a time that suites them best and see their plantation already planted and grown.
Option 3 - Only with installments - as option 2 but without the 30%
deposit. The seller does not offer this option all the time! It is 
available only from June to December for plots that will be planted nextyear March - April! This allows the clients account to accumulate at 
least part of the money necessary for planting!
10.Power of attorney
Two types of power of attorney:
*necessary for bank accounts
*necessary for registering the company and transferring the land title

So, we are reducing the greenhouse effect every time we use wood in houses, bridges, furniture, and cars, and when you dispose of wood products the story still isn't quite over, burn them, for there’s energy stored in the wood, and by doing so you release only as much CO2 as the tree consumed when it grew thus replacing the use of coal, oil and gas, preventing CO2 emissions and resulting in no waste which is why wood is the world’s most environmentally friendly raw material; a resource that both grows and produces clean energy instead of waste which is more than you can say about metal or plastic, concrete, coal, oil and gas now isn't it.

So use wood for wood is good.

WHY PAULOWNIA, THE PRINCESS TREE

Strength - Known in the industry as the "Aluminium of Timbers", Paulownia is 30% lighter than any comparable hardwood, it is durable, strong, twist / warp-resistant and virtually rot free, very low thermal conductivity.

Growth Speed - The Princess Tree is known as the fastest growing hardwood in the world /reaches 25 – 30 m height and 70 – 80 cm. thick/ and in comparison to other timbers can be harvested in a quarter of the time /7 – 10 years/. Studies on various existing plantations have shown that the Paulownia produces an average of at least one cubic meter of processed timber per 10 year old tree.

Care and Treatment – The first three years the tree needs a lot of water and regular pruning. There are no special treatments after that. Because the tree regenerates from its roots, and does not deplete soil quality, it will re-grow to be harvested again, and so on every 7 - 10 years.

Physical properties of Paulownia:

Paulownia is light weight 17 to 21lbs per cubic foot as compared to Appalachian Red Oak at 39 to 41 lbs per cubic foot.


Paulownia air dries in 30 to 60 days without cupping, warping, cracking or splitting. Kiln drying takes 36 to 60 hours depending on Dry kiln configuration, horsepower and dimension of lumber.


Paulownia is resistant to decay and rotting provided it is not in permanent contact with the ground.


Paulownia species vary in porosity according to Variety but range from 75 to 88% in comparison with poplar 70 to 72%.


Fire resistance is a feature of all Paulownia, Ignition temp 420 to 430 deg Celsius as compared to Average hardwood at 220 to 225 deg Celsius.


Density of Paulownia species @10% moisture content ranges from 17.8 to 23.2 depending on Variety and growing conditions.


Thermal conductivity of Paulownia is very low thus giving it excellent heat/cool insulation properties.


Chemical composition of Paulownia Varieties: Hemicellulose Pentozan 22 to 25%. Cellulose 46 to 49%. Lignin 21 to 23% Water 7 to 8% Ash .50 to 1.1% Fiber 58.5 to 60.1%

An area that is planted with trees for the purpose of producing timber is known as a tree farm. Tree farms are usually owned on a private basis and can refer not only to forests but to plantations and tree nurseries too. Both plantations and tree nurseries refer to places where trees are grown, for sale to commercial endeavours or retail markets.

Tree farms start with the planting of saplings, which are leaves that are either harvested or have been naturally dropped from trees. The investors then wait for these saplings to grow into trees. 

When the trees mature, they are harvested for wood and also for more saplings, which are then used to replace the trees that have been cut down, to grow a new generation of trees. This
process of regeneration can be repeated indefinitely so that a constant supply of trees is produced without the need for adding more land to the tree farm. Silvinvest Ltd of Liverpool, UK announced the launching of a new company website that promotes “green investment” by marketing forestry investments. The name derives using the first letters from Sustainable Investments Lasting Value.

A Simple Guide to UK SIPP's

This is a brief summary of the main rules of Self Invested Personal Pension and therefore will not cover every nuance or seek to apply to each individual. The information contained does not constitute advice and any questions arising should be discussed with a suitably qualified Financial Adviser. The thresholds and allowances are based on information and rules presently in force (Sept 2012).

Self Invested Personal Pensions (SIPP's) are, as stated, a form of Personal Pension available to UK residents. Generally, a SIPP is used by people who are comfortable making their own investment decisions. Unlike a conventional Personal Pension it allows you to invest in a wide range of different investments, including funds, shares, cash, alternatives and certain types of property.

Benefits can be accessed from age 55 and a tax free lump sum of 25% of the pensions value is available with the rest providing a taxable income. Benefits from a pension must be taken at age 75.

In most cases, annual contributions can match annual earned income. A £50,000 annual limit (2012/13) and a £1.5 million lifetime allowance also apply. On occasion, these limits can be affected by other factors. Carry forward (unused annual allowance from previous years) can ibe used to contribute more than the £50,000 annual allowance. Each new contribution made will apply   to the annual allowance within the tax year it is made (6th Apr - 5th Apr).

Tax relief is available to every eligible person. 20% of contributions are paid by the Government as basic tax relief. Higher rate taxpayers can claim a further 20%back directly via their local tax office and additional rate taxpayers can claim up to 30% (based on 2012-13 guidelines).

Non-earners or those earning less than £3,600 a year can contribute up to £3,600 gross per year (£2,880 net) each tax year and receive tax relief at 20%.

The potential advantages to having a SIPP arrangement can be :

Control: The greater control and flexibility to change contributions and investment direction

Choice: Diversify into your choice of investment and at levels you require.

Admin: All of your pension funds and investments can be held within one place.

Transferring existing pension plans into a SIPP is available. Many people have preserved pensions that have value with numerous providers. This can be from previous Employer Schemes, Final Salary Schemes, Stakeholder Pensions and SERPS. Many people think that the transfer process from personal pensions into a SIPP can be a nightmare but in effect it can be easy. That is not to say it is the right thing to do but if it is then the process is efficient.

Should you decide to transfer pensions, ensure that you understand how the transfer will be made. The vast majority of cases will transfer into the SIPP as Cash. Whilst you are deciding where the cash should be invested you will be outside of an investment and therefore not receiving returns. If seeking investment, remember that you can choose to invest across different investments and not just a single fund. This allows for diversification.

Timber Farming in Sri Lanka


In recent years the degradation of the Sri Lankan forests has been the country's most serious environmental issue. Due to the significant amount of land required for the production of tea in one of the major producers of the world, as well as the need for further land for agriculture and irrigation networks, deforestation has been such a key factor within Sri Lanka that it has been a major initiative within the region to halt the decline of the country's natural forests and build up a sustainable timber industry ripe for international investment.
Though historically the country could boast that nearly half of the entire island was covered by forest, between 1990 and 2000 alone Sri Lanka lost more than 1% of the land used for such purposes year on year. However, due to the tight policies and laws implemented by the Government and the contribution made by International Environmental Organisations, the rate of deforestation in the country is now declining by as much as 35% with managed sustainable forests becoming a key contributor to both the local economy and the hardwood timber industry as a whole.
Though large scale planting has only been established in the region since the early 1950's, radical changes in the processes used to grow and harvest timber within Sri Lanka have enabled the industry to benefit from environmental and economical efficiencies that have altered the face of the entire business and developed a sustainable solution that provides an attractive investment proposition that is both economically and environmentally sound.
With the majority of the forests owned and run by the National Forest Department and identified areas across the region now preserved for the production of timber, the perfect conditions in the region have enabled the production of large scale Teak plantations which is now by far the most common type of hardwood grown within this area.
As one of the most durable of the tropical hardwoods, more than 85% of teak produced across the world is used in the furniture industry however its high oil content provides a quality that makes teak equally as vital in ship and yacht building. And with such a shortfall in the supply of teak compared with the level of demand for this natural resource, the value of this timber continues to climb and provide healthy returns for those that invest.
Under the Forestry Sector Development Programme in 1990 the Sri Lankan Government introduced a blanket logging ban across all natural forests and has ensured that illegal logging is not the major issue within Sri Lanka that it has been in other timber producing companies.
And with stability now surrounding the democratically elected government, which is continuing to encourage international investment, particularly in environmentally friendly investments, and increases in population within Sri Lanka and across the globe translating into further demand for high quality teak, the hardwood grown within the region provides a range of reliable and qualified investment opportunities that are going to reap significant rewards for any long term investor.
