1.The location
The investment is located in Bulgaria in the city of Ruse. The country 
is a EU member since 2007. Ruse is a key commercial port on the Danube river and allows easy and cheap transport of goods by boat to the heart of Europe.
2.The land.
Most Forestry Investments work on a structure Land Lease contract,
however this Paulownia Investment is one of the few in the business that sell the land itself as FREEHOLD. This gives more security to the Investor with the benefit of potential land value increases being considered for asset appreciation
3.The trees.
The trees planted are Paulownia Tomentosa. They grow very well in the
Bulgarian climate. The plantation management company work with forecast data - expected growth, speed of growth and volume of harvested timber from a tree. The Paulownia tree species was imported into Bulgaria about 20 years ago. Similar trees planted 10 - 15 years ago are really huge. A tree like that has more than 2.5 - 3 cubic meters of timber and they have been planted as decorative trees. The forecasts are to get 1 cubic meter raw timber from a tree. Past performance from a similar Paulownia plantation (8 years of age) harvest exceeded 1 cubic meter per tree.
4.The timber and its applications

*It is a hard wood - like oak and walnut. It is ideal for furniture
manufacturers.
*It has better insulation qualities than any other wood and it does not
rot. That makes it ideal for wooden house manufacturers and parquet floor manufacturers.
*It grows tall and straight and is ideal for straight beams for building
*because of the size of its leaves the tree produces several times more oxygen than most plants and absorbs more carbon-dioxide.
5.Planting and growing the plantation
Tree planting takes place in early spring before the leaves come out. By
the end of the first year most of the trees reach 2.5 - 3 meters high. But what is most important is the roots to go as deep as possible. The deeper the roots get - the faster the tree grows.
Pruning trees from the bottom in the beginning of the second year and by the end of it they are nearly as high again as the rest that have not been cut. And it is because the roots are as deep as the rest. The first year is extremely important to water the plants everyday - in summer twice a day!
Pruning is very important to get high and straight trees. From the 
fourth year the trees need only to get thicker.
6.Security of plantations
Surrounding the plantations with fences and provide a land guard. The 
ground between the trees is regularly cleared from grass to prevent fire
7.Company registration
There are two lawyers that deal with the company registrations and 
prepare all necessary paperwork.
*Registration in Bulgaria: The lawyer fills in all necessary application papers for the company registration. As these forms go directly into 
the Bulgarian company registrar they need to be completed in Bulgarian. 
A translator translates them all to the client before he signs them. Then they are deposited with the registrar. A bank account is opened forthe new company and all payments the client needs to complete will go 
through it.
*Registration when the client does not come to Bulgaria: The lawyer
fills in all necessary application papers for the company registration. All forms are emailed to the client and he has to print them out and go to the nearest Bulgarian embassy in the investors Country of Residence and sign them there. All expenses at the embassy are chargeable to the investor.
Then the investor sends the forms to the Plantation Management team by
mail. Once the forms arrive the Bulgarian lawyers they are deposited with the registrar and the company account is opened. In this case there are additional Power of attorneys to let the management company represent the investor before the registrar and deposit the papers on the investors behalf and register the company bank account.
8.Land title
Once the company is registered and the money is paid the land title is
transferred to the investors new company. This is done with a local Notary. The title deed is written by the notary and both the seller and the buyer need to sign it in front of the notary. The notary signs it as well and then he deposits it in court where the title is transferred to the buyer. It takes from 2 days to 2 weeks sometimes. If the client (as the owner of the company) cannot be present he can be represented using power of attorney to buy his land on his behalf and transfer the title to the newly formed company.
9.Payment options
Option 1 - The whole amount is paid by the client when he signs the
contracts and the papers for the company. When paying in this way the seller will allow a discretionary discount on investment. Details available by request.
Option 2 - With deposit and installments - 30 % deposit is paid at 
signing the contract. The rest is divided into 35 equal monthly 
installments due the 1st of every month. The legal transfer of the titlewill be done after the last installment is paid! Many investors prefer 
this option because they do not pay all the money at once. The investor
can sign the contract and get things started without visiting Bulgaria at the start, Investors can plan their visit to a time that suites them best and see their plantation already planted and grown.
Option 3 - Only with installments - as option 2 but without the 30%
deposit. The seller does not offer this option all the time! It is 
available only from June to December for plots that will be planted nextyear March - April! This allows the clients account to accumulate at 
least part of the money necessary for planting!
10.Power of attorney
Two types of power of attorney:
*necessary for bank accounts
*necessary for registering the company and transferring the land title

So, we are reducing the greenhouse effect every time we use wood in houses, bridges, furniture, and cars, and when you dispose of wood products the story still isn't quite over, burn them, for there’s energy stored in the wood, and by doing so you release only as much CO2 as the tree consumed when it grew thus replacing the use of coal, oil and gas, preventing CO2 emissions and resulting in no waste which is why wood is the world’s most environmentally friendly raw material; a resource that both grows and produces clean energy instead of waste which is more than you can say about metal or plastic, concrete, coal, oil and gas now isn't it.

So use wood for wood is good.

Consider How important Trees are for our everyday needs?


If you consider the situation with the depletion of our natural forests, it is not hard to foresee how it is massively important to start the process of afforestation projects.


Oil, Gas, Iron Ore etc.,etc. can (ultimately) all be replaced with alternatives no matter how unstable the world may become due to their scarcity. However, trees are not a natural resource that can be depleted to near extinction. Obviously, we need them to exist. Unless, we as a race, find an alternative to oxygen!


Logically, it can be seen that trees will, in fact, be more precious and usable in the future, especially within an ever growing population.


Why?
Well think of all the uses of trees.


Heat
Wood to many people is still the primary source of heat.
Going back to basics, wood was the first material used for heating and at present it is making a marked comeback in the form of wood pellets for their use within industrial power generation and also within the home using wood burning stoves. This is not just in the industrialised countries but also, increasingly, within developing nations. Charcoal is still, a regulary used form of fuel for heating and cooking. Wood is recognised as an environmentally safer material when contrasted against other raw materials i.e. oil or coal. With the cost of oil, coal and gas increasing, it is also economically viable.




Construction
It seems obvious that wood will remain the main source material in the construction industry. What is likely to replace it? As population and demographics explode this will put a massive strain on supply and demand. Unless, that supply is illegally sourced from existing forests causing further depletion to one of our greatest natural resources.




Furniture
I would suggest that the need for wood in this sector is likely to increase further as man-made materials are in some way linked to the expensive raw material, Oil. We know oil can't last forever. It won't be long before it is just too uneconomic to use Oil. Unlike wood, Oil takes many thousands of years to form.


Paper
This is likely to rise and then fall in demand as most text will be electronic. However, packaging and tissue usage will likely increase. This is a reality and again linked to population and economic issues. Paper is likely to be a major industry for many years to come.


Transport
Consider how many pallets are used to transport goods worldwide and within a local economy. Again, what is a likely alternative.


With worldwide government intervention trying to halt illegal logging and also with the introduction of Carbon Credits as an Asset class, I believe that the afforestation of large swathes of land is likely and necessary. Don't forget timber is the worlds third biggest commodity traded.


Thought? If carbon emissions are a major factor in #climate change and #trees are a major sequester of carbon why don't we plant more trees?

An area that is planted with trees for the purpose of producing timber is known as a tree farm. Tree farms are usually owned on a private basis and can refer not only to forests but to plantations and tree nurseries too. Both plantations and tree nurseries refer to places where trees are grown, for sale to commercial endeavours or retail markets.

Tree farms start with the planting of saplings, which are leaves that are either harvested or have been naturally dropped from trees. The investors then wait for these saplings to grow into trees. 

When the trees mature, they are harvested for wood and also for more saplings, which are then used to replace the trees that have been cut down, to grow a new generation of trees. This

Timber Farming in Sri Lanka


In recent years the degradation of the Sri Lankan forests has been the country's most serious environmental issue. Due to the significant amount of land required for the production of tea in one of the major producers of the world, as well as the need for further land for agriculture and irrigation networks, deforestation has been such a key factor within Sri Lanka that it has been a major initiative within the region to halt the decline of the country's natural forests and build up a sustainable timber industry ripe for international investment.
Though historically the country could boast that nearly half of the entire island was covered by forest, between 1990 and 2000 alone Sri Lanka lost more than 1% of the land used for such purposes year on year. However, due to the tight policies and laws implemented by the Government and the contribution made by International Environmental Organisations, the rate of deforestation in the country is now declining by as much as 35% with managed sustainable forests becoming a key contributor to both the local economy and the hardwood timber industry as a whole.
Though large scale planting has only been established in the region since the early 1950's, radical changes in the processes used to grow and harvest timber within Sri Lanka have enabled the industry to benefit from environmental and economical efficiencies that have altered the face of the entire business and developed a sustainable solution that provides an attractive investment proposition that is both economically and environmentally sound.
With the majority of the forests owned and run by the National Forest Department and identified areas across the region now preserved for the production of timber, the perfect conditions in the region have enabled the production of large scale Teak plantations which is now by far the most common type of hardwood grown within this area.
As one of the most durable of the tropical hardwoods, more than 85% of teak produced across the world is used in the furniture industry however its high oil content provides a quality that makes teak equally as vital in ship and yacht building. Though clearing agricultural land for forestation would be economically unviable for the farmer if they are planting for carbon absorption alone, by planting the right types of timber that provide a high sell on value to the land owner, this combination of agriculture and forestry could mean that trees themselves could be both a short term and long term solution to the challenges we now face.
